Seeing the roof before planning for it

A roof's condition depends on far more than its age. Sun exposure, overhanging trees, past repairs and drainage all leave their mark, and most of it cannot be judged from the ground.

The assessment gives us that picture. From it we sort the work into three piles: what to do now, what to schedule for later, and what does not need doing at all.

What we look at

On shingle and tile roofs alike.

  1. Shingle flexibility, or tile surface wear
  2. Granule loss on slopes and in gutters
  3. Flashing, vents, boots and fasteners
  4. Shifted, lifted or absent shingles; broken or displaced tile
  5. Algae, moss and where water lingers
  6. Anything that needs a roofer before we start

When an assessment is worth booking

Good reasons

  • You want a long-term view before spending
  • A replacement quote seems premature
  • An insurer or inspector has raised the roof's age
  • You have noticed streaks, curling or granules

Call a roofer first if

  • Water is coming in right now
  • Storm damage has removed roofing
  • The roof sags or feels soft underfoot

Assessment questions

What do I come away with?

A plain account of the roof's condition and a plan: which services now, which later, and what each one costs.

Can you assess tile as well as shingle?

Yes. With tile we look at breakage, slippage, staining and how much water the surface takes on, which decides whether cleaning and sealing belongs in the plan.
